We take a methodical approach to sourcing low-risk, Class-A assets in high-growth markets of the Southeast, Southwest, and Mid-Atlantic.
Our typical transaction involves contemporary, upscale communities (garden and mid-rise) with more than 200 units, located in growth areas near employment, entertainment and recreation destinations.
While there is no limitation on transaction size, single-asset purchases traditionally range from $25-$100 million with a 4-7 year ownership period.
Capitalization rates, IRR requirements, and other financial considerations vary depending on real estate and capital market conditions, product type and location, perceived risk and portfolio objectives.

Asset Living and Centennial share a collegial working relationship marked by an inclusive, thorough and highly-collaborative approach to property management that begins well before each investment is acquired and continues throughout the holding period and culminates during asset disposition.
Asset Living, is one of the premier property management companies in the nation, managing a portfolio of more than 285,000 units. As a result of their scale and breadth of geographic footprint, Asset Living is able to provide Centennial with real-time data in both current and potential acquisition markets. This close alignment helps provide a unique perspective in helping identify potential untapped rent growth opportunities, as well as taking advantage of improved occupancy and operational expense efficiencies.
